OUR SERVICES
At Surfside Environmental Planning, Inc.
we provide a number of services to assist you in all of your land planning needs. We specialze in waterfront and/or wetland properties on both the North and South Forks and Brookhaven Town. We will prepare all of the materials for all of the necessary applications for your project and will represent you before the numerous agencies at meetings and public hearings if needed.
Wetland Delineation
If you have a property on or adjacent to tidal and/or freshwater wetlands we will visit the site and determine the location of the wetland boundary. Each agency requires different setbacks from wetlands and without an accurate wetland boundary you cannot begin to plan your project! Contact us today to give you get a better understanding of your limits.
NYS Department of Environmental Conservation (NYSDEC)
Need a tidal or freshwater wetlands permit or letter of non-jurisdiction from the DEC? We can put together all of the application materials and submit it for you.
Suffolk County Department of Health Services (SCDHS)
If your project involves abandonment or upgrade to an existing sanitary system, or installation of a new one, you need a permit from the Dept. of Health. Relocating a well or hooking up to public water? Both require permits from the County.
Native Landscape & Invasive Species Management Plans
With any wetland permit there is usually a requirement of establishment of a native wetlands buffer. Our first hand knowledge of native plants can help you plan your buffer to not only protect the natural habitat, but also to enhance your landscape!
Covenants & Restrictions
Were you required to submit Covenants and Restrictions as part of a wetlands permit or subdivision? We can draw up the paperwork for you, get it approved from the agency and file it for you with the Suffolk County Clerk's Office.
Pre-Purchase Zoning Analysis / Due Diligence Reports
Are you in the process of buying a property and want to know if the existing structures are legal? Do you own a property and want to know if that improvement you have been contemplating is feasible? What restrictions are there are on the property with respect to zoning, subdivision covenants, or clearing? We'll do the research and prepare a written report for you detailing it all.
Local Municipality Wetland Permit Applications
(Town/Village)
Did you know that many local municipalities require wetland permit applications in addition to NYS DEC permits? Each of the Towns and Villages have different regulations and requirements. We specialize in wetland properties and will assist you through the process.
Dock & Bulkhead Applications
Do you know that installation of a dock or bulkhead requires permits from the NYS DEC, US Army Corps. of Engineers, NYS Dept. of State, and oftentimes permits from Town Trustees and or Villages? We can help you plan the structures and put together all of the paperwork for you.
Building Permit Applications
After all of the other necessary agencies have approved your project, we'll file the building permit and any extensions/renewals needed to complete the project! We're with you every step of the way. We'll even apply for your Certificate of Occupancy or Certificate of Compliance.
Zoning Board of Appeals
Variance Applications
If your structure can't meet the zoning law requirements, you'll likely need a variance. Let us do the research of the neighborhood, apply for the variance and appear at the hearing on your behalf.
